Before and After Home Staging

Some of these clients implemented some design upgrades after receiving a preliminary consultation from Larimar's principal designer, TJ McArdle, prior to Larimar's team staging the home. All vacant staging clients receive complimentary design guidance after remitting a signed agreement and full payment for staging services.

Below are before and after home staging photos of our first ever vacant staging project, and we won two industry awards for it! This home is in Westminster, Orange County, and was built in the 60s. It hadn't been renovated since the 80s and still didn't have air conditioning. The homeowners had already picked out the flooring (otherwise we would have recommended a warmer color, since gray had already stopped trending), but we were able to talk them into painting the walls white instead of the blue-gray color they had planned on. It sold in just four days for $92,000 over asking!

They didn't know what to do with the fireplace, so I created the board and batten design you see here. They chose the tile for the fireplace themselves.

The four rows of before and afters below are from a vacant home staging we provided in Upland, California.

The following are from a vacant home staging project in Corona, California, just on the border of Yorba Linda. These homeowners had tried selling the home for several months as shown in the "before" photos, but received zero offers. They called Larimar for a home staging consultation, and our consultant and principal designer, TJ McArdle, was able to talk them into implementing some cosmetic updates. After those were completed, Larimar staged all the common areas, the primary bedroom suite, and the patio.

At Larimar's recommendation, the wallpaper was removed from the walls in the kitchen, and the walls and the cabinets were painted white before staging. The flooring was also replaced. 

We would've loved to use the piano shown below in to stage this house, but the homeowners decided they wanted to move all of their furnishings out all at once, rather than have to come back a second time to move it. We made excellent use of the extra space in this formal living room.  

Below is the family room in the same house. Again, you can see that the flooring was replaced. They also painted the cabinets in this room, as well as the stair railing and all the other cabinetry in the home at Larimar's recommendation.

And here is the formal dining room. After receiving advice from Larimar's principal designer during their staging consultation, the homeowners agreed to remove the outdated window valances and replace the light fixture before we staged.

And finally, in the two photos below, you can see the difference painting the outdated honey oak cabinets (again, at Larimar's recommendation) made in the en suite bathroom. Larimar recommended white, but the homeowners went rogue and decided on taupe, which worked, as well.

Another vacant staging project in Upland. 

The agent hired me for this one, and he was initially reluctant to pass on my recommendation to paint the multi-toned wood paneling to the homeowners. But he passed the advice on to them, anyway, and they agreed to do it. Painted the paneled wall white made it much more compatible with their flooring. It also helped made this very small family room appear larger.

Staging a patio when it can be seen from an interior window or slider can add so much appeal!

The following are before and after pics of our vacant home staging services for a home in the Alta Loma region of Rancho Cucamonga. 

Below are before and after photos of a home we staged in Claremont. This home was so outdated in in disrepair that both the agent and our principal designer were worried that it would sit on the market for months, even with staging. The agent was especially concerned because the homeowner was insistent that it be priced higher than recommended. But it sold in just over two weeks for full asking price! Our staging services really are that good! And the only cosmetic update implemented that we recommended was painting the interior of the front door black.

The following are photos of a condo we staged in Ontario.

The Realtor for this listing in Ontario took on renovating the home and got reimbursed from the homeowner before closing. Before she began, however, she called in Larimar's consultant to help select all of the paint colors, finishes, fixtures, and appliances.

This tiny home in Ontario was flipped by the real estate agent. He tried selling it virtually staged first, but it sat on the market for several months with no offers. So he contacted Larimar and got a very thorough consultation, during which our principal designer gently pointed out some of the design mistakes that were made or overlooked when he renovated. He followed all of her advice, corrected the mistakes, then had Larimar come in with real furniture, art, and decor to stage the home. After that, it sold within a week for over asking price.

This was a staging done way in advance of listing. The homeowner called on Larimar to provide paint color and other design recommendations to help update the home as soon as he moved into it. He anticipated selling within 3-5 years and wanted to be able to enjoy the updates himself before he sold. Smart! 

The before color in the primary bedroom reminded us of flesh-colored band-aides. And here's something I want to point out to all home sellers: notice how even after vacuuming, you can see the wear pattern in the carpet on the right side. It's very obvious in un-staged, unfurnished homes! After furnishing and styling this room, it isn't nearly as noticeable. He didn't have the budget to replace the carpeting. It's the same in both photos. So what changed? Just the wall color and the ceiling fan. We also added curtains. 

We came up with some affordable and easy ways to update both the "kids" bathroom (shown below) and the en suite bath (not shown, but the same types of changes were made there, as well). After we suggested that he frame his large mirrors (they were eroding from behind around the edges), he decided to craft the frames himself. There are companies, however, they sell framing kits online in many colors and styles.

Staging a home with purple walls was challenging but we pulled it off. I would have preferred the homeowners painted before we staged, but they didn't want to do it. It took about a month to go under contract, but it ended up selling for over asking.

We also offer exterior paint color recommendations. For this home, the stucco was painted Sherwin-Williams Repose Gray, the pop-outs, garage door, and porch railing (which we had them replace) were painted Dunn Edwards Swiss Coffee, and shutters (whish were also replaced) and front door are Sherwin-Williams Tricorn Black. We also had them replace the carriage lights and house numbers.
