Why Vacant Homes Need Staging
An empty home can make rooms appear smaller, colder, and less memorable. Without furnishings, buyers struggle to visualize scale or purpose—turning what could be a dream home into a blank canvas without emotion.
Professional staging solves this problem by adding the warmth, balance, and context buyers need to see the home’s true potential. Each room is carefully styled to highlight architectural details, improve flow, and create a sense of comfort and lifestyle that buyers can relate to.
A staged home doesn’t just photograph better—it feels better. That emotional connection drives quicker offers and stronger sales results. Every home buyer aspires to elevate their lifestyle with the move to a new home. A well-staged home gives them a taste of that elevated lifestyle, and they leave inspired after seeing the home's potential.
The Benefits of Professional Vacant Staging
- Faster Sales
Staged homes consistently sell faster than vacant ones. Professional staging helps listings stand out in online photos and marketing materials, attracting more showings and buyer interest. - Higher Offers
By elevating perceived value, staging often leads to higher sale prices. Buyers see the home as well-maintained and move-in ready, making them more willing to pay a premium. - Stronger Marketing Appeal
A staged home creates beautiful, magazine-quality listing photos—essential in today’s digital-first real estate market. Agents gain powerful visual assets that strengthen their overall marketing presence. - Emotional Connection
Staging creates a welcoming atmosphere that allows buyers to picture their own lives unfolding within the space, helping them form an immediate attachment. - Accurate Scale Perception
A home staged with appropriately scaled furniture provides buyers with an accurate understanding of the size of each room. Empty rooms usually look and feel smaller to buyers, leaving them worried the home is not large enough. - Flexible Packages
We offer flexible staging options based on your needs and budget. You can choose our minimum package (common areas only) or expand to include one or more bedrooms, an office, or outdoor areas for maximum impact.
Our Process
- Free Quote: We either look at current photos you send us or any available online, or visit the property in person. We evaluate the home's layout and style, then email you a staging proposal that includes our minimum package as well as per room fees for any additional areas you'd like to add to that.
- Design Plan: Once you've signed our agreement and submitted payment, our principal designer selects the furnishings, art, and décor that will best complement the property’s architecture and appeal to your targeted buyers.
- Installation: We deliver, install, and style everything with care and precision, ensuring the home feels cohesive and inviting.
- Removal: Once the home goes under contract and contingencies have been removed, we will pick up all of our staging assets before escrow closes.
We also offer a Pay-at-Close option, allowing sellers to defer payment until the property closes escrow—making professional staging more accessible and budget-friendly. Even better, the funds you receive after approval of this program can also be used for other home preparation needs, such as painting, deep cleaning, updating older fixtures and/or appliances... you can even use the funds for storage fees and lodging costs that make it easier for to move out of the home and allow Larimar to stage it as a vacant listing, which will get much better results than trying to sell it as an occupied listing.
Frequently Asked Questions
How long does the staging process take?
We will reserve your staging installation on our calendar as soon as we get all homeowners of record and the listing agents' signatures on the staging agreement and get full payment of the staging fee and security deposit. Typically, we can get your installation on our calendar within 7-10 days after these requirement are met, depending on the home’s size and the availability. Spring and summer are our busiest seasons, and we can sometimes be booked as far out as three weeks in advance, so it's always best to call us as soon as possible!
If you're renovating or flipping a property, call us before the work begins, not when it's finished. We offer complimentary design advice after we receive a signed agreement and payment.
The installation itself typically takes 1-2 days, and destaging (removal of our assets) takes another 1-2 days.
What types of homes does Larimar stage?

Can Larimar stage just part of a home?
Yes. Our minimum package includes common areas such as the living room, dining room, kitchen, and powder room. You can then add other rooms as desired such as the primary bedroom, additional bedrooms, an office, or outdoor spaces.
